What these documents are

The checklists, schedules and forms on this site are organisational tools. They help you keep track of work and record what you found. They are not legal documents, not insurance documentation, not an inspection report, and not professional advice of any kind.

Where a page produces something that looks like a form — a condition report, an inventory, an estimate sheet — its legal effect depends entirely on your jurisdiction, your lease or contract, and what the parties actually agree. Several states set specific requirements for rental condition reports and for the notices a landlord must give. Check your own state's rules, and for anything with money or a tenancy attached, check with a lawyer.

Intervals and line items are general guidance

Maintenance intervals, cleaning frequencies and inspection points on this site follow common manufacturer guidance and standard practice. Your own equipment manuals, your climate, your building's age and your local code take precedence over anything printed here. A furnace manual that says to change the filter monthly beats a checklist that says quarterly.

What you do with a checklist is your decision.

Acceptable use

You may use these documents freely for personal and commercial purposes: run your own home with them, hand them to tenants, give them to clients, put your business name on the printed sheet. You may not scrape the site at a rate that degrades it for others, republish its content as your own, or resell the generated documents as a product.
